Gaur Alaris stamp duty and registration — the charge that isn't on the cost sheet.

Is stamp duty part of the Gaur Alaris cost sheet?

No — and that surprises buyers who assume the cost sheet is the whole bill. Our own Gaur Alaris cost-sheet table lists BSP, floor PLC, view PLC, car parking, club membership, electricity infrastructure, power backup, IFMS, advance maintenance, ECPA and GST — eleven lines, every one of them a payment to the developer, GAURSONS INDIA PRIVATE LIMITED. Stamp duty and registration are not on that list, because they are not a developer charge at all. They are a Uttar Pradesh state-government levy, paid at the sub-registrar's office when your Agreement for Sale or conveyance deed is actually registered.

The project is RERA-registered as Gaur Alaris, UPRERAPRJ950965/07/2026 — check the number on the register before any cheque, whether it's going to the developer or to the state. The filing is readable field by field on UP RERA Tracker, which is our own register-readout site.

How is stamp duty actually worked out?

Stamp duty in Uttar Pradesh is charged as a percentage of the property's assessed value — normally the higher of two figures: the government's own circle rate for that land parcel, or the transaction value stated on your agreement. Registration carries its own separate fee on top. Both the circle rate and the stamp-duty percentage are set by the state government and revised from time to time, and some categories of buyer carry a rebate under the prevailing rules.

We are not printing a percentage on this page, and that is deliberate rather than an oversight: the number that matters is whatever the government notification says on the day you register, not a figure sitting on a project website that could be months old by the time you use it. A page that states a rate without a live source becomes the reason a buyer under-budgets.

How does this sit against the Gaur Alaris payment plan?

The Gaur Alaris payment plan is a Construction Linked Plan — 10% at booking, a further 10% within 45 days, 5% against each construction milestone, and 10% on offer of possession. Every one of those instalments goes to the promoter against the sale of the home itself. Stamp duty and registration sit outside that schedule entirely: they are paid once, to the state, at the point the document is registered — and registration can happen on a different calendar from the CLP milestones, since it is a legal formality on the sale documentation rather than a construction-linked payment.

Rows describe who each charge is paid to and where the number lives, not a rupee amount — the developer's rows are itemised on the written cost sheet; the state's rows follow the government notification current on your registration date.

Where does the actual number come from?

From the sub-registrar's office covering Sector 22D, YEIDA, or from a lawyer or CA handling your registration — not from this page, and not from a verbal quote from anyone selling you the home. Our sales desk can point you to the right office and confirm what the current Gaur Alaris cost sheet excludes, but the stamp-duty percentage itself is a government figure current on the day, and we would rather send you to the source than print a number that could be wrong by the time you read it.

Ask our desk for the written, dated cost sheet — it tells you exactly what the developer charges, which is the other half of budgeting correctly: wa.me/919811405300.

Questions buyers actually ask

Is stamp duty part of the Gaur Alaris cost sheet?

No. The Gaur Alaris cost sheet is the developer's own document — BSP, floor and view PLC, parking, club membership, electricity infrastructure, power backup, IFMS, advance maintenance, ECPA and GST. Stamp duty and registration charges are a separate, state-government levy, paid at the sub-registrar's office when your Agreement for Sale or conveyance deed is registered — not to the developer, and not itemised on the cost sheet.

How is stamp duty calculated in Uttar Pradesh?

As a percentage of the property's value — generally the higher of the circle rate (the government's own assessed value for that land parcel) or the actual transaction value on your agreement. The Uttar Pradesh government sets and periodically revises both the circle rate and the stamp duty percentage, and some buyer categories carry a rebate. We don't print a percentage on this page because the current one has to come from the government notification in force on the day you register, not from a project website.

When do I pay stamp duty and registration for Gaur Alaris?

At registration — a separate legal step from the developer's Construction Linked Plan. The CLP milestones (10% at booking, 10% within 45 days, 5% per construction stage, 10% on possession) are payments to the promoter, GAURSONS INDIA PRIVATE LIMITED. Stamp duty and registration are a government charge paid when the document itself is registered at the sub-registrar's office, and the timing of that registration is a separate conversation from the CLP schedule.

Who can confirm the exact stamp duty rate for my Gaur Alaris booking?

The sub-registrar's office covering Sector 22D, YEIDA, or a lawyer/CA handling your registration, is the authoritative source on the day. Our sales desk can point you to it and share what the current cost sheet states is excluded, but the rate itself is a government figure, not one we publish or estimate.
