What is PLC at Gaur Alaris?
Four lines on a Gaur Alaris cost sheet, in plain words. PLC (preferential location charge) is an amount added to the basic sale price for a unit's floor band or facing. IFMS (interest-free maintenance security) is a one-time deposit, held by the maintenance body and usually payable at offer of possession. Lease rent is the developer's recovery of the ground lease charges YEIDA levies on the plot, quoted per sq ft. Power backup is charged per KVA of backup load allotted to the unit. None of the four sits inside the per sq ft rate; each is its own line on the dated cost sheet.
PLC stands for Preferential Location Charge — an amount added on top of BSP when a specific unit carries an advantage over another one in the same tower. Our own cost-sheet table already lists it as two separate lines rather than one: Floor PLC and View PLC. Both are developer charges, itemised on the written cost sheet, and neither sits inside the ₹9,000/sq.ft* BSP figure quoted on this site.

Floor PLC and view PLC — what each one is actually for
The two lines answer two different questions about the same unit: which floor band it occupies and what it looks out over. In a project built around landscaped greens and Club Regalia, a corner aspect or a view over the greens is the kind of distinction that typically carries a view premium. An Alaris unit can carry one line, both, or neither, and the cost sheet prices them independently rather than folding them into one number.

Both lines are listed on our published Gaur Alaris cost-sheet table as developer charges beyond BSP — the concept and the line names are public; the rupee amount against a specific unit is not, because it depends on the tower, floor and view combination you're actually looking at.
Does the tower change the floor PLC?
Gaur Alaris Phase 1 is planned as eight named towers — Eleganza, Evania, Gaudium, Elance, Azura, Orlena, Elara and Aurea — each rising 34 storeys. Every tower shares the same storey count, so the same floor-band structure is available in Eleganza as in Aurea; what differs tower to tower is what a given floor looks out over, which is a site-plan question rather than a height question. Why doesn't this page print a PLC amount?
For the same reason BSP, parking, club membership and the rest of the cost sheet stay off this page in rupee terms: the amount depends on the specific tower, floor and view combination you choose, and a number posted loose on a page goes stale the moment the developer revises the sheet — which is exactly what happened to BSP itself on 23 August 2026.
